CASE STUDY 1

From 1 dwelling to 7 dwellings

Going from a 3-Bed house straight to a 7-Bed HMO house in one application is quite a big jump in planning terms. A 2-step planning process is more likely to be successful.

 

Under PD rights (permitted development), any 3-Bed house can become a 6-Bed HMO. Providing that there is not an Article 4 restriction in that area. So the full planning application is actually only to go from 6 to 7 bedrooms.

 

CASE STUDY 2

From 1 dwelling to 14 dwellings

Going from a 3-Bed house straight to two 7-Bed houses in one application is a big jump in planning terms. Doing this 2-step planning process was the best option.

 

Under PD rights (permitted development), any 3-Bed house can become a 6-Bed HMO. Providing that there is not an Article 4 in that area.
